Planning Board Wants Discrepancies Resolved on Humphrey Condo Proposal

Planning Board members want more information — including confirmation of the lot size — about proposed development at 267-69 Humphrey St. before they complete their site plan review of the property. 

Board members continued their review to April 8, said Swampscott town Planner Pete Kane.

During their review on Monday board members noted a discrepancy between the lot area listed on the Humphrey property's deed and in the proposal's application presented to the Planning Board, the town planner said.

In addition the board wants to compare the project plans presented to them with the plans presented earlier to the Historical Commission, he said.

The board is concerned about the project's proposed shared driveway and how the parking will be handled, the planner said.

Former owner Charlie Patsios sold the property late last year to C. Talanian Realty.

The property is proposed for demolition followed by construction of condos.

The circa 1880 wood-shingle structure has six bedrooms and four baths and sits on a third of an acre of land, according to the town assessor's listing. 

It is valued at $890,000 and was purchased in 2007 for $1,150,000.

The town's Historical Commission voted in November to invoke its 9-month delay to demolition of the property.
