Over-55 Condos Before Planning Board Monday

Earlier the board had asked the developer of the Archer Street proposal for traffic and drainage studies. The board will also take up a revised plan for the demo and reconstruction of a Salem Street home.

 

On Monday the Planning Board is scheduled to review a drainage study for the a proposal for 16 one- and two-story condos for people over 55 years old. 

The meeting is at 7 pm at the senior center, located at the back of Swampscott High School.

The Villas proposal has met stiff resistance from neighbors who are worried about items including the project’s influence on an existing flooding problem.

The condos would be built on a 4.87-acre parcel of undeveloped land that is bordered by Archer Street and Vaughan Place.

The Planning Board is reviewing the site plan and will make a recommendation on it to the Zoning Board of Appeals.

Included in the Planning Board’s packet on Monday’s meeting is an April 23, letter from the DPW to the ZBA that raises concerns about existing catch basins used in the development’s storm water management plan.

Back in March that the developer do an expanded study of the topography and drainage in the area so it indicates the project's influence not just on abutting properties but properties beyond those lots.

In April the ZBA asked for a clearer presentation of the developer’s drainage study.

Developer Ralph DiGiorgio with DiGiorgio & Messina said he would pay for an independent engineer to review the storm water drainage plans.

Also Monday the Planning Board will review a revised plan to demolish a deteriorated house and garage at 67 Salem St and replace it with another single-family home and garage.

The revision includes a request for setback relief on two corners of the lot.

The Planning Board is scheduled to review the request and make a recommendation to the ZBA.
