55-and-Older Condo Project Before Zoning Board Wednesday

The proposal is for almost 5 acres near Foster's Pond, and has met resistance from neighbors concerned about flooding and other issues.

 

A developer who wants to build 16 condos for people 55 and older is scheduled to seek permits and relief tonight from the Zoning Board of Appeals.

The hearing is being moved from the senior center to the main building where it will be held in Room 129, a larger venue.

Ralph DiGiorgio of DiGiorgio & Messina is seeking the approvals for one- and two-story buildings on 4.87 acres of undeveloped land near Foster's Pond.

The development company filed a petition with the town for a site-plan permit, special permit, dimensional relief and a front dimensional variance.

Neighbors came out in force last week when the developer met with the Planning Board.

The neighbors' main concern was that the building project would add to existing flooding problems for their homes.

They also mentioned concerns about blasting, noise, truck traffic and dust, as well as an increase in traffic from the additional residents.

The developer said the drainage plan he has assembled will improve drainage on the nearly 5-acre parcel that borders Archer Street and Vaughan Place.

The developer's project engineer said the topography will be reshaped through blasting and filling, and the water directed through gravity, street curbing and catch basins. Water will be collected in an engineered detention pond.

The developer proposes a single 800-foot driveway off Vaughan Place, ending at a cul-de-sac.

The condos are slated to sell for between $479,000 and $549,000.
