Am I reading this right? 4 of 5 homes sold for above asking price?!? And the 5th sold at asking? Can some real estate folks comment on this? This seems off of everything I'm reading about the market.

We have seen prices stabilize and rebound over the spring and summer markets in Marblehead and Swampscott. This is not a typical sample but the trend is certainly as it seems. The average sales price is about 95% of asking price for homes that are priced properly. Thank you for pointing this out, Amy. We messed up. The prices in the list column should have been in the sale column and vice versa. The correct prices are listed above.

Thanks Terry, when adjusted this list bears out the 95% ratio I spoke of which is a pretty consistent one our local market.

Typically Waterfront Homes do better than the 95% as 69 Lincoln House would indicate.
